First, a little background on the project. The second phase of the Silver Line extension is under construction and will continue the Metro service from Weihle/Reston to Ashburn. There will be six stations built in this phase including a stop at Dulles airport. The two stations beyond Dulles, Loudoun Gateway and Ashburn Station, will be located inside of Loudoun County.
Recently the Phase 2 project recognized the 50% construction completion milestone and if you have driven down the Toll Rd or the Dulles Greenway in recent months you have seen lots of activity as the stations take shape along the median area.
The project management team expects to complete construction in late 2019 and hand over the new rail and stations to WMATA to begin extensive system testing. If that timeline holds up, the anticipated opening is in 2020.
Also currently under construction are some of the garages intended to support commuters using the new Metro stations. Four of the six stations will have new, designated garage parking including both Loudoun stations, Herndon and Innovation Center (which sits right on the Fairfax and Loudoun County line).
Having the stations operating in Eastern Loudoun not only provides another option for commuters headed East, it is also expected to have a positive impact on property values. Home values and rents near the Phase 1 stations in Tysons Corner and McLean have seen sizable increases since the Silver Line opened three years ago. Typically the biggest impact is seen by those properties within 3/4 mile of the station.
The real value in saved time and increased property value is hard to pinpoint until the stations are open but we expect it to be all positive and will certainly be watching.
