Coming to Ashburn Station (South)

Last week I told you about what is planned for the land on the North side of the Ashburn Station – which is easier to envision because much of the development is already underway.  The large open space on the South side of the Dulles Greenway however requires a bit more imagination and is perhaps the biggest opportunity for unique tax generating development Loudoun will have near metro.

Moorefield Station

The majority of the land is owned and being developed by the Claude Moore Foundation into what is known as Moorefield Station.  As the market demand can support it, individual sections of the larger plan are being built out by for-profit developers according to the Foundation’s plans.

A mixed-use and pedestrian friendly development, there will be significant residential, office and retail space including a Town Square, Public Rec Center and a lake.

The plans show when Moorefield Station is complete, it will include more than 6,000 residences – a blend of townhomes, multi-family and single family homes.

The Westmoore townhome development (shown in pink on the plan) is currently under constructions and will consist of nearly 600 urban style townhomes upon completion. Built by Ryan Homes and NV Homes, base prices currently begin in the Mid to upper $500,000s

Moorefield Station will also include more than 200,000 Sq Ft of retail space including a town center with shops and restaurants. While no retailers have signed on yet, the marketing for those spaces is expected to get underway later this year.

Moorefield Village

Just West and around the corner  from Moorefield Station is the Residences and Shops at Moorefield Village. Already open they include apartments, condos, a Harris Teeter grocery store and some retail retail spaces.

Coming to Ashburn Station (North)

The area around the future Ashburn Station metro stop may still be mostly unbuilt green and open land, but don’t be fooled – there are plans in the making and leases being signed! So many that this will be a two part post, starting with two developments on the North side of the Dulles Greenway, Loudoun Station and Gramercy District.

Senor Tequila’s is Hiring

Developed by Comstock Partners, Loudoun Station is the first mixed use retail space to be built out near the future silver line metro stop.  You may know it as the place with Starplex Cinemas and the Zone but there is more planned for the space.  Later this Fall Senor Tequila’s will add another dining option to the mix, joining Blackfinn, Burger21, Basil Leaf and Famous Toastery.

Also coming to the development this Fall is Pulse Inferno a new gym from the masterminds behind Pilates in the Park and District Bootcamp.

 

Recently opened outdoor space includes a stage and water splash pad at District Park.  The community is also home to a Sunday Farmer’s Market, Pilates in the Park, outdoor movies/concerts and more fun events.

Currently under construction between the movie theatre and the Greenway is the parking garage which will eventually serve as metro passenger parking when the rail line opens in 2020.

Phase 2 of Loudoun Station will include another 500,000 sq ft of combined retail and office space and two more phases of residential space, expected to be underway about the same time metro opens.

Gramercy District

Brought to life by some heavy hitting folks in the tech industry (Microsoft veterans included) Gramercy District is envisioned as a high tech, walkable place to work, live and play and tucked between Loudoun Station and the Dulles Greenway, right next to the future Ashburn Station.  Developed by 22 City Link the mixed use space is being billed as an innovation campus where retailers can benefit from the knowledge of tech workers and educators – not just their spending.

Expected to open the first spaces in 2018, Gramercy District will eventually include retail, residential, co-working and training-oriented space plus apartments, a hotel, high-rise offices and a startup accelerator.

Coming To Village at Leesburg

Often referred to as the “Wegman’s shopping center” or “The one with the theatre”, the Village at Leesburg development just off Route 7 is adding more tenants and opening new dining options this Summer and Fall.

Set to open any day now is the latest location of Fratured Prune Doughnuts. Known  by many for the fresh doghnuts and long lines at the Ocean City, MD beach area locations, you can soon bring a taste of the beach home without the pain of traffic on the bridge!

Also coming soon is Noku sushi. You may remember Noku from their previous location in Lansdowne Town Center.

An opening date has not been set but construction progress, including the recent addition of the outdoor sign, is being made on Shanghai Stations just next door to the Cobb movie theatre.  The menu is being described as Asian French Fusion and certainly has an upscale feel.

In case you missed it, earlier this summer the King Pinz bowling alley/restaurant changed owners and names. Now Bowlero, they still offer bowling, big screen tvs and a full service dining experience.

Don’t forget that the Village at Leesburg is often the site of special events like the upcoming Great Grapes Wine Festival or October’s  Beer, Bourboun & BBQ festival.

A Starbucks on Every Ashburn Corner

How many Starbucks does one town need?

Apparently at least 10 if we are talking about Ashburn!  In addition to the recently opened locations at One Loudoun and the Broadlands Harris Teeter, a new location is under construction off Loudoun County Parkway, just south of the Greenway.

At the same time, a relocation appears to be happening for the location next to Potbelly near the intersection of Waxpool/Farmwell Rd and Ashburn Village Parkway.  The new site, right across the parking lot, will include a drive thru.IMG_7400

Also said to be coming, but not yet under construction, is the relocation of the current Starbucks location in Broadlands Village Center.  If rumors are to be believed this location may be moving to the stand alone space in the shopping center which was the old location of the Safeway gas station and will include – you guessed it – a drive-thru.
