Top 3 Home Improvements in 2017

Five Easy Fall Home Maintenance Tips (1)According the the National Association of Realtor’s 2017 Remodeling Impact Study, both realtors and home buyers listed the same top three items on the list of most impactful interior home improvements.  Even better, homeowners were happiest with the results after tackling the very same items.

I always tell my clients, unless you pan to sell in the next 12 months, do what makes you happy in your home and then worry about resale.  Looks like what homeowners enjoy living with and what brings value at resale are the same things!

New to Leesburg’s Crescent Place

In the heart of old town Leesburg, there is an area I call the “triangle” contained by Catoctin Circle, East Market St and South King St.  The Crescent Place neighborhood, located off Harrison St. in the middle of the triangle and alongside the Washington & Old Dominion Trail, is a result of the redevelopment of the old abandoned window factory.  Walkable to the Leesburg Farmer’s Market and a number of long established restaurants and shops, it has been a great new addition while enhancing the character of the neighborhood.

The townhouses and condos in Crescent Place give residents the option to live in a walkable and thriving part of Leesburg. While new construction is sold out, there are some resale and rent opportunities in the neighborhood. Now that the residential construction is wrapping up, it’s time to focus on the new retail tenants in The Shops at Crescent Place.

Early retail tenants included boutiques Studio Twenty8Fifty7 and  Best Rack Around.

A great addition for those enjoying the nearby W&OD trail is Transition Triathlon. Recognized as one of the best triathlon stores in the Mid-Atlantic region, don’t be intimidated if you aren’t training for your next IronMan – they have gear for most athletes, offer clinics, and can handle bike repairs too.

In recent months they have been joined by local coffee and pastry shop Portside Coffee where you can sample tasty seasonal treats, catch live music and even admire cool cars.

New To Ashburn’s One Loudoun

Ashburn’s One Loudoun development started a few years back with the Alamo Theatre and a really cool splash pad.  It should come as no surprise that the development continues to attract new and unique establishments as it grows and new homes are added nearby.

Located at Route 7 and Loudoun County parkway, One Loudoun hosts a Saturday Farmers Market, a concert series, outdoor events, 5k races, and fun pop up shops throughout the year.

One of my absolute favorites Chicks Picks had a pop up shop for the holidays last year and will have their annual Fall & Halloween show at the Barn at One Loudoun this weekend.

One Loudoun has dining options for every pallet (Nando’s Peri Peri, Uncle Julio’s Mexican, 5ense of Thai), at every price point (Spinfire pizza, Firehouse subs, Copperwood TavernEddie Merlot’s.) and some great happy hour spots (B One Loudoun, Bar Louie, World of Beer).

Celebrity Chef Bryan Voltaggio has re-branded his Family Meal restaurant  into Aggio and now features traditional and gourmet Italian dishes. Check out the outdoor dining, weekday happy hour specials, and bocce ball court.

This summer’s opening of a drive thru Starbucks was a welcome addition for Route 7 commuters as well as those looking for a strong cup of joe after dinner or a movie.

Last month One Loudoun welcomed Fortessa Tableware Solutions offering shoppers a chance to shop for and own the same serving pieces and place settings used by upscale restaurants and luxury hotels around the world. Even better – Fortessa is a family business home grown here in Loudoun County, VA.

A new Barnes and Noble is now hiring and slated to open just in time for the holidays.  Not your typical book store, this location will be a test site for the company’s new store concept that includes a kitchen cafe and bar.

Living

Miller & Smith has released all new floor plans for the urban and open architecture townhouses they are building as part of their Upper West collection at One Loudoun.

Stanley Martin Homes’ Downtown Collection features three floorplans and both townhouse and condo options in the heart of One Loudoun.

This week I spent time touring new single family homes in the West Park section of Brambleton. Located just up Creighton Road from Madison’s Trust Elementary and Brambleton Middle Schools, the base price for homes in West Park currently range from $619,000 to $724,000 and the options to customize are endless.

New to Historic Downtown Leesburg

They say everything old is new again and the historic downtown section of Leesburg is proof of just that.  I’ve always had a soft spot for historic small towns and watching the resurgence happening in Leesburg’s character filled downtown area has been amazing! Amidst established favorites like Lightfoot, Black Shutter antiques and The Wine Kitchen it seems like there is a new shop, restaurant or brewery opening every few weeks.

and Loudoun St. Known for their Belgium brews be sure to stop by for a waffle or grab a sandwich and enjoy the outside seating in the beer garden.

Also on South King St. and brand new to the Leesburg scene is Bites grilled cheese and wine bar. Expect to see creative grilled cheese combos, cheese boards and salads on the menu along with wine and cocktails.

Seafood lovers have a new option after Captain Catoctins Crabs and Concoctions opened in July and joined the King Street Oyster Bar in offering delicious regionally sourced sea fare.

Friendly Bartenders Serve up Festive Libations at Cocina on Market

No matter which adult beverage you prefer, Downtown Leesburg has you covered. In addition to great spots for wine (The Wine Kitchen, Chimole and  the Leesburg Vintner) you can now try small batch tequila and craft beers in the heart of town.  Black Walnut Brewery and Black Hoof Brewing launched in recent months and the early reviews have been positive.  Cocina on Market opened their doors in August and features Mexican food, street tacos and tequila flights.

Coming to Broadlands

An established community in Ashburn, the Broadlands neighborhood continues to see change and additions to the various amenities and retail options offered to the community.

Future Aldi Location

 

Last year’s closure of the Safeway grocery store left a hole in the Broadlands’ Village Center – literally.  It didn’t take long for German grocer ALDI to come in and lease half the space and construction is underway for their move in. The tenant for the remaining space is still TBD.

Seems like a theme because just a couple of months later it was announced that another German grocer, Lidl, will be moving in just across Claiborne Pkwy where construction is also happening and Van Metre Homes recently built their new design center offices.

Also coming to that corner of Claiborne Pkwy and Broadlands Blvd is a new Royal Farms gas station.  While another gas option is probably welcome, it seems like more folks are excited about the fried chicken.  This is the first Royal Farms in Loudoun County so we will see if folks here get as excited about the chicken as they do in Maryland!

While still not confirmed, word has it the Starbucks on the corner of the Broadlands Village Center will be moving out to the freestanding space where the Safeway gas station was.  This would provide a larger space and a drive-thru option. Stay tuned on that one.
