New To Ashburn’s One Loudoun

Ashburn’s One Loudoun development started a few years back with the Alamo Theatre and a really cool splash pad.  It should come as no surprise that the development continues to attract new and unique establishments as it grows and new homes are added nearby.

Located at Route 7 and Loudoun County parkway, One Loudoun hosts a Saturday Farmers Market, a concert series, outdoor events, 5k races, and fun pop up shops throughout the year.

One of my absolute favorites Chicks Picks had a pop up shop for the holidays last year and will have their annual Fall & Halloween show at the Barn at One Loudoun this weekend.

One Loudoun has dining options for every pallet (Nando’s Peri Peri, Uncle Julio’s Mexican, 5ense of Thai), at every price point (Spinfire pizza, Firehouse subs, Copperwood TavernEddie Merlot’s.) and some great happy hour spots (B One Loudoun, Bar Louie, World of Beer).

Celebrity Chef Bryan Voltaggio has re-branded his Family Meal restaurant  into Aggio and now features traditional and gourmet Italian dishes. Check out the outdoor dining, weekday happy hour specials, and bocce ball court.

This summer’s opening of a drive thru Starbucks was a welcome addition for Route 7 commuters as well as those looking for a strong cup of joe after dinner or a movie.

Last month One Loudoun welcomed Fortessa Tableware Solutions offering shoppers a chance to shop for and own the same serving pieces and place settings used by upscale restaurants and luxury hotels around the world. Even better – Fortessa is a family business home grown here in Loudoun County, VA.

A new Barnes and Noble is now hiring and slated to open just in time for the holidays.  Not your typical book store, this location will be a test site for the company’s new store concept that includes a kitchen cafe and bar.

Miller & Smith has released all new floor plans for the urban and open architecture townhouses they are building as part of their Upper West collection at One Loudoun.

Stanley Martin Homes’ Downtown Collection features three floorplans and both townhouse and condo options in the heart of One Loudoun.

This week I spent time touring new single family homes in the West Park section of Brambleton. Located just up Creighton Road from Madison’s Trust Elementary and Brambleton Middle Schools, the base price for homes in West Park currently range from $619,000 to $724,000 and the options to customize are endless.

Loudoun County Parkway Extension Update

One of the missing links on Loudoun County Parkway will open this week (Thursday??) providing a long anticipated connection between Route 606 and 50 on the Southern side of Ashburn. This connection should provide relief for those traveling North/South between South Riding, Ashburn, Brambleton, and Sterling.

While initially only two lanes, the road will be expanded to four lanes by the end of this year.

Coming to Ashburn Station (North)

The area around the future Ashburn Station metro stop may still be mostly unbuilt green and open land, but don’t be fooled – there are plans in the making and leases being signed! So many that this will be a two part post, starting with two developments on the North side of the Dulles Greenway, Loudoun Station and Gramercy District.

Senor Tequila’s is Hiring

Developed by Comstock Partners, Loudoun Station is the first mixed use retail space to be built out near the future silver line metro stop.  You may know it as the place with Starplex Cinemas and the Zone but there is more planned for the space.  Later this Fall Senor Tequila’s will add another dining option to the mix, joining Blackfinn, Burger21, Basil Leaf and Famous Toastery.

Also coming to the development this Fall is Pulse Inferno a new gym from the masterminds behind Pilates in the Park and District Bootcamp.

 

Recently opened outdoor space includes a stage and water splash pad at District Park.  The community is also home to a Sunday Farmer’s Market, Pilates in the Park, outdoor movies/concerts and more fun events.

Parking for  Metro Under Construction

Currently under construction between the movie theatre and the Greenway is the parking garage which will eventually serve as metro passenger parking when the rail line opens in 2020.

If you want to live in the middle of it all, check out BLVD at Loudoun Station‘s luxury apartments. If you prefer to own, here is the list of current homes for sale nearby.

Phase 2 of Loudoun Station will include another 500,000 sq ft of combined retail and office space and two more phases of residential space, expected to be underway about the same time metro opens.

Gramercy District

Brought to life by some heavy hitting folks in the tech industry (Microsoft veterans included) Gramercy District is envisioned as a high tech, walkable place to work, live and play and tucked between Loudoun Station and the Dulles Greenway, right next to the future Ashburn Station.  Developed by 22 City Link the mixed use space is being billed as an innovation campus where retailers can benefit from the knowledge of tech workers and educators – not just their spending.

Expected to open the first spaces in 2018, Gramercy District will eventually include retail, residential, co-working and training-oriented space plus apartments, a hotel, high-rise offices and a startup accelerator.

A Starbucks on Every Ashburn Corner

How many Starbucks does one town need?

Apparently at least 10 if we are talking about Ashburn!  In addition to the recently opened locations at One Loudoun and the Broadlands Harris Teeter, a new location is under construction off Loudoun County Parkway, just south of the Greenway.

At the same time, a relocation appears to be happening for the location next to Potbelly near the intersection of Waxpool/Farmwell Rd and Ashburn Village Parkway.  The new site, right across the parking lot, will include a drive thru.IMG_7400

Also said to be coming, but not yet under construction, is the relocation of the current Starbucks location in Broadlands Village Center.  If rumors are to be believed this location may be moving to the stand alone space in the shopping center which was the old location of the Safeway gas station and will include – you guessed it – a drive-thru.
